The CMMS database allows to:

AUTOMATING INTERVENTIONS

Automation of manual tasks helps to save time, reduce errors, improve productivity.

CONTROLLING THE ASSETS

It indicates all the information such as manufacturer, model, type of machinery, codes, location and all the documentation and reporting of that machinery.

MANAGING THE RESOURCES

Indicates which operators are engaged in the maintenance activity and allocates the activities and indicates and records the timing.

MANAGING WORK AND ORDERS

Indicates and manages orders and keeps track of all maintenance activities.

Types of Maintenance

Types of Maintenance

Failure maintenance is the classic activity that is performed whenever something breaks. Like in domestic life when the light bulb burns and we change it, without having to replace the entire chandelier.

Preventive maintenance is that activity scheduled to assess the status of the machine. Maintenance activities are carried out to check that all the components of the machine are functioning. As in everyday life, we check the filter of the washing machine every bit of time to ensure that the washing machine performs its function in the best conditions.

Predictive maintenance is the most complex task. It’s that type of maintenance that is programmed as the preventive but this is calculated on the basis of information extracted from the CMMS database. Through reports, for example, we can come to conclusions of the type: such a machine breaks that valve after a lot of hours worked.

Advantages of the CMMS

A CMMS has the ability to manage and control these types of maintenance. Software for maintenance in a production department becomes vital.

Centralized information in the CMMS database allows managers and maintenance teams to recall the frequency of failures, parts used and efficiency ratings almost instantly.

Work orders can be viewed and tracked by all parties involved.

CMMS data makes verification exponentially easier by generating reports tailored to a verification requirement.

Reporting for safety, health and environmental concerns.

The OEE index is calculated taking into account quality, performance and above all machine availability. The CMMS monitors machine availability and records and stores machine downtime, downtime and maintenance activities.
